How capital gains are taxed (FY 2025-26). Listed shares / equity mutual funds (STT paid): long-term (held over 12 months) is taxed at 12.5% on gains above the ₹1.25 lakh yearly exemption; short-term (12 months or less) at 20%. Property: long-term (held over 24 months) at 12.5% without indexation — though property bought before 23 July 2024 may instead opt for 20% with indexation; short-term is added to income and taxed at slab. Other assets (gold, unlisted shares) follow the same long-term/short-term split; debt mutual funds bought after 1 April 2023 are always taxed at slab. The Section 87A rebate does not apply to these special-rate gains, and surcharge on capital gains is capped at 15%. This is a guide, not tax advice — confirm with a professional.
